HOW IS THE PRESERVE AT LAKE THOMAS ORGANIZED/MANAGED?
There are five Board of Directors elected yearly in December (two for two-year terms, and the remaining three serve one-year terms). The HOA employs a management company to oversee the day-to-day operations for the community.

IS MEMBERSHIP IN THE ASSOCIATION OPTIONAL?
No. Every homeowner is required to be a member, pay the required assessments, and abide by the community’s rules and bylaws.
I PURCHASED MY HOME IN JUNE. DO I HAVE TO PAY A FULL YEAR'S ASSESSMENT FOR THE FIRST YEAR?
No. The assessment is prorated at closing.

ARE THERE OTHER FEES ASSOCIATED WITH THE ASSOCIATION?
Some special/emergency projects may require special assessments.

HOW DOES THE ASSOCIATION ENFORCE THE RULES/REGULATIONS?
This is handled by The Board through the management company and determined by the nature of the offense.

WHAT DO MY HOA FEES COVER?
Maintenance of common areas, gates, maintenance of boardwalk, and the association's administrative expenses

INTERESTED IN REPAINTING OR MAKING A MODIFICATION/ADDITION(S) TO MY PROPERTY, WHAT ARE THE PROCEDURES?
All modifications/additions/changes to home and landscaping must be in writing and approved by the architectural committee and The Board. Oversized documents and plans should be submitted to the management company at P.O. Box 273708 Tampa FL 33688. Regular sized documents can be scanned and emailed to trowbridgeco@msn.com.

Yes, there are two gates in/out of the community.
