1.  Commercial Vehicle Parking- This is being tabled until the March 2026 Meeting
2.  Board Appointment of IT and Social Committees per Intents Received by Deadline.
VIII.  New Business
1. Banking Control – Bylaws Compliance and Corrective Action Review of current banking structure and authorized signers; discussion and board action to bring all Association accounts into compliance with governing documents and board-directed controls.
2.  2026 Budget Proposed Revision
Presentation and Discussion of Proposed Revision to the Adopted 2026 Operating Budget, including assessment level adjustment
3.  Association Records Stabilization
Discussion of records custodianship, historical records recovery, and adoption of a formal records stabilization and access framework.
4.  Digital Workspace & Official Association Email System Discussion regarding adoption of Digital Workspace, establishment of official Association email accounts, and related governance and record-retention practices.
5.  Community Book Exchange Library Discussion and possible board action regarding temporary placement and evaluation of a homeowner-donated community book exchange library near the boardwalk entrance prior to commissioning a permanent installation and selecting a final location.
6.  Director Censure Discussion and possible board action regarding censure of a director for conduct inconsistent with fiduciary duties and Board governance obligations
