• HOW IS THE PRESERVES AT LAKE THOMAS ORGANIZED/MANAGED?

There are five Board of Directors elected yearly in December (2 for two year terms and the rest for one years terms).

• IS MEMBERSHIP IN THE ASSOCIATION OPTIONAL?

No membership fee.  Deed restrictions allow property owner membership rights.

• DOES THE ASSOCIATION HAVE AN ANNUAL FEE/ASSESSMENT?

Yes, it is $79.00 per month, due on the 1st of every month. The $79.00 fee does include trash and maintenance of common areas. This fee may be paid monthly, but we prefer quarterly or annually. There is a $10.00 per month late fee if paid after the 10th of each month.

• I BOUGHT MY PROPERTY IN JUNE, DO I HAVE TO PAY A FULL YEAR'S
•  ASSESSMENT FOR THE FIRST YEAR?

No, it is prorated at closing.

• ARE THERE OTHER FEES ASSOCIATED WITH THE ASSOCIATION?

May require special assessments in cases of emergencies.

• DOES THE ASSOCIATION HAVE MEETINGS?

Yes, we have regular board meetings and the Annual Homeowners Meeting held in December each year.

• DOES THE ASSOCIATION HAVE A SET OF RULES/REGULATIONS?

Yes, see Homeowner Documents.

• HOW DOES THE ASSOCIATION ENFORCE THE RULES/REGULATIONS?

This is handled by The Board through the management company and determined by the nature of the offense.

• I BELIEVE A VIOLATION OF THE RULES/REGULATIONS IS TAKING PLACE, WHAT DO I DO?

•  INTERESTED IN REPAINTING OR MAKING A MODIFICATION/ADDITION(S) TO MY PROPERTY, WHAT ARE THE PROCEDURES?

All modifications/additions/changes to home and landscaping must be in writing and approved by the architectural committee and The Board.  Plans should be submitted to the management company at P.O. Box 273708 Tampa FL 33688.

• WHAT ARE TRASH PICKUP DAYS AND DO THEY RECYCLE?

Pickup days are Tuesday and Friday. All limbs and bushes much be cut into 3 foot lengths and tied. Recycles are to be put in blue plastic recycle bags (purchased at your local grocery store).
