All future times, dates and places for each official Board Meeting will be posted on a bulletin board near the front entrance and on our website when completed.

Board Meetings are open to the members and will be run according to the following rules of order.

A meeting agenda will be prepared for each Board Meeting. Agenda items may be submitted to the Management company in writing, or the President via email, up to thirty (30) days before a scheduled meeting. Agenda items received later than three (3) days in advance of a scheduled meeting (or brought up at a meeting) will be placed on the agenda for the next scheduled meeting.

The meeting agenda will follow the following schedule.

Any member wishing to address the Board will register with the Board Secretary. Said member will have three (3) minutes to address the Board towards the end of the meeting. Issues raised requesting Board comment or action will be taken under consideration by the Board for review for the next Board meeting, unless part of the agenda.
Minutes from the previous meeting will be read by the Board Secretary.
The Board will vote to accept the minutes as read or with changes as presented.
Unfinished business from previous meetings will be addressed and resolved if possible through Board action.
New business, specified in the Meeting Agenda, will be addressed and resolved if possible. If not resolved through Board action, new business items may be deferred for further investigation or consideration by the Board.
Those having registered at the beginning of the Board meeting will have three minutes each to address the Board.
The Meeting will be adjourned through resolution of the Board.

Board members may address members in attendance during a Board meeting for questions, clarifications, or information. Members will address the Board by registering at the beginning of the meeting (or before) to do so at the appropriate time on the Agenda.

Unruly conduct during a Board Meeting will not be tolerated and may result in the offending person being asked to leave the meeting. Refusal to leave may result in immediate termination of the meeting.

Homeowner fees are due on the 1st of each month and the late fee of $10.00 will be applied to any outstanding account that is not paid by the 10th of each month.

We want to stress that everyone please read the covenants.. We want to try and do away with all of the individual complaints and the best

way to do that is for all of us to be familiar with the covenants.

Ø Gate Information×

Please be sure your gate information is up to date. Guests can only contact you from the front gate if your name and correct telephone # are entered in the gate computer. (Phone # does not appear on gate box screen, only your name). If you have not furnished this information on a HOA gate form this information may be missing or incorrect in the computer.

If you purchased your home and inherited the gate boxes and/or PIN #’s from the previous owner make sure you have notified the HOA of the box #’s in your name and PIN # you want to use. We remove the old homeowner’s information when they leave.

If you need new boxes or a new PIN # or need your phone number in the system please notify the Trowbridge company at 264-1119. If the gate is not working correctly please contact the Trowbridge company at 813-264-1119. We can manually open the gates to let you in if there is a power failure or the gates malfunction. Keep in mind that if there is power failure at one gate the other one is on a different circuit and it may work. Although at the southern gate you need a gate box to get in. Good reason to own a gate box.
