Board of Directors Meeting

October 12, 2006=

 

Minutes

 

 

I.   Call to Order<= /u>

A regular meeting of the Bo= ard of Directors for the Preserve at Lake Thomas Homeowners Association, Inc. was called to order on the above date at 7:02 P.M. at the First United Methodist Church, 6209 Land O’Lakes Bl= vd.

 

II.   Roll Call<= /b>

   &nbs= p;        Quorum Present:      &nbs= p;      Sue Foster, Bill Sprague, David Wil= kins

   &nbs= p;        Absent:        &= nbsp;           &nbs= p;      Alexis Normandia, Darius Saba=

 

III.  Minutes <= /b>

On motion by Bill Sprague, = duly seconded, and upon unanimous agreement, the Board waived the reading of the minutes of the September Board meeting and approved the minutes as presente= d.

 

IV.  Reports

        =     A.  Tony Gentile from Armstrong Environmental reported to the Board on pond 

        =      conditions and fielded questions.

 

   &nbs= p;        B.&nb= sp; Treasurer.  = The Manager presented the Treasurer’s report for the period        =             &nb= sp;

        =     ending 9/30//06.  The status of collections was revi= ewed.

 

C.  Manager.  The Manager updated the Board = on gate operations and general maintenance.&n= bsp; Management also presented a current deed restrictions violation list.  The Manager reported th= at the replacement for the battery back-up for the north entrance gate and fountain pump should both be installed within the week. The permit request from SWFMD for the removal of 50% of lily pads in Glossy Ibis Lake remains pendin= g. The entrance sign for the website notification remains under design. Repairs ha= ve been ordered on 3 gate cameras.  Tree trimming quotes are pending.  Management has requested that Parki= ng Area Maintenance conduct a warranty inspection.  The Waste Express contract has bee= n re- negotiated to a set price vs. per unit pricing.  The new contract will result in savings.  Management is lookin= g into pedestrian gate closers. A permit for additional lake carp has been requested.  Management will re= mind Boyer Brothers not to blow grass into the ponds with lawnmowers.  A plywood sheet will be removed fr= om common grounds.  Another copy = of the For-Sale sign policy will be provided to Mr. Sprague and Mr. Tanguay.

 

D.  Website Committee.  David Wilk= ins updated the Board on the website.  Management was requested to e-mail minutes and all ACC forms to Mr. Wilkins.

 

E.  Newsletter Committee.  Bill Sprag= ue updated the Board on the upcoming newsletter publication. 

 

V.   Unfinished Business<= /o:p>

A.  The Board was updated by the Manag= er on pending Boardwalk repairs.  Un= fortunately, the bids are not based upon common specifications.  The Manager will meet with Carl Ge= belien to resolve.

 

B. The<= /span> Board discussed the Annual meeting procedure, a location has been selected = for the December 14, 2006 meeting.  

 

C.  The Board appointed Bernard Tangua= y, Richard Almerico, and Jerry Burns to the nominating committee. These additi= onal three members will join the previously appointed Cris Brandstedter and Henia Grimm. The committee was provided guidelines and will report their recommendations at the next Board meeting.

 

D.  The Board discussed the October 7,= 2006 garage sale success.

 

VI.  New Business=

        =      A.  On motion by David Wilkins, duly seconded, the Board approved the 2007

        =      budget.&= nbsp; Monthly assessments will remain at $59.00.

        =      B. The B= oard opened the meeting to comments from members in attendance.

There being no further busi= ness to come before the Board of Directors, the meeting was adjourned at 9:00 PM.
