I. Call to Order

Directors for the Preserve at Lake Thomas Homeowners, Inc. was called to or=

on the above date at 7:00 P.M. at the
II. Roll Call

III. Minutes
On motion by Darius Saba, d= uly seconded, and upon unanimous agreement, the Board waived the reading of the minutes of the July Board meeting and approved the minutes as presented.
IV. Reports
&nbs= p; A.&nb= sp; Treasurer. = The Manager presented the Treasurer’s repost for the period = &nb= sp;
= en= ding 7/31/06. The status of collec= tions was reviewed.
B. Manager. The Manager updated the Board =
on
gate operations and general maintenance.&n=
bsp;
Management also presented a current deed restrictions violation
list. The Manager reported th=
at the
battery back-up for the north entrance gate has been installed. Antenna adjustments continue. Control panels and timers have
C. Website Committee. David Wilk= ins updated the Board on the website.
D. Newsletter Committee. Dave Wilki= ns updated the Board on the recent newsletter publication. The newsletter was considered quite informative.
V. Unfinished Business
A. The Board was updated by the Manag=
er on
pending Boardwalk repairs. The
scope of work has been determined and quotes are being obtained. The Manager will meet with Carl
B. The Board discussed palm trimming (approx. $850.00) and the installation of a new camera ($1300.00) at the gate. Both projects were tabl= ed by the Board by unanimous vote.
C. The Board was informed that the be= nches in the common areas were repaired and removal was therefore, not necessary.=
D. The Board discussed collecting dam= ages from a resident identified as damaging the entrance gate. The Attorney̵= 7;s opinion was considered. On motion by Sue Foster, duly seconded, the Board unanimously affirmed that the matter must be pursued even through the court= s.
E. The Manager reported that the engineering study of the storm water system was completed and the system was found to operate as designed. Street flooding would only be minor and short lived.
F. The Board unanimously approved a n= ew “For Sale” sign specification.= The specification will be attached to these minutes. A notice will be sent to members
VI. New Business
A. Resident Laura Feldman has volunte= ered to assist in planning a community garage sale.
B. The Board discussed the fishing po= licy in the community ponds.
C. The Board discussed drafting a str= eet parking policy.
D. On motion by David Wilkins, duly seconded, the Board unanimously approved the following architectural modification requests:
21211 Preservation = &nb= sp; Fence
21308= Marsh Hawk &nb= sp; = Pool/Cage screen
E. David Wilkins reminded the Board t= hat a nominating committee must be appointed at the next meeting.
F. The Board opened the meeting to co= mment from members in attendance. I= tems of concern included a suggestion for crosswalks and restricting access to g= ate arm controls at the south gate exit. Also, residents expressed interest in Verizon&#= 8217;s optic capabilities. A resident recommended a single contractor for services= .
