Board of Directors Meeting

July 13, 2006

 

Minutes

 

 

I.   Call to Order<= /u>

A regular meeting of the Bo= ard of Directors for the Preserve at Lake Thomas Homeowners, Inc. was called to or= der on the above date at 7:10 P.M. at the First United Methodist Church, 6209 Land O’Lakes Bl= vd.

 

II.   Roll Call<= /b>

   &nbs= p;        Quorum Present:      &nbs= p;     Alexis Normand= ia, Darius Saba, Bill Sprague

   &nbs= p;        Absent:        &= nbsp;           &nbs= p;     Sue Foster, David Wilkins

 

III.  Minutes <= /b>

On motion by Bill Sprague, = duly seconded, and upon unanimous agreement, the Board waived the reading of the minutes of the June Board meeting and approved the minutes as presented.

 

IV.  Reports

   &nbs= p;        A. Architectural Committee.  There was no report.

 

B.  Treasurer.  The Manager presented the Treasurer’s repost for the period ending 6/30/06.  The status of collections was revi= ewed.

 

C.  Manager.  The Manager updated the Board = on gate operations and general maintenance.&n= bsp; Management also presented a current deed restrictions violation list.  The Manager reported th= at the irrigation pump is pending replacement .  Competitive quotes for re-sodding the north entrance are forthcoming.

 

D.  Website Committee.  There was = no update.

 

E.  Newsletter Committee.  Bill Sprag= ue updated the Board on publication plans for the next newsletter.

 

V.   Unfinished Business<= /o:p>

A.  The Board was updated by Carl Gebelien on pending Boardwalk repairs.  The scope of work has been determi= ned and quotes are being obtained.

 

B.  The Manager contacted a tree nurse= ry to solicit their interest in buying and removing eight overgrown Washingtonian palms at the South Entrance.  = There was no interest for Washingtonian palms.&n= bsp; Competitive quotes for palm trimming have been obtained.

 

C.  The Manger reported that Pasco county will not address street flooding issues along private roads.  A private engineer will need to be consulted.

 

D.  The Board requested that Management consult the Association Attorney to determine the next course of action in collecting damages from a resident identified as damaging the entrance gate= .

 

E.  Management will present a draft of= a revised collection policy at a future meeting.

 

VI.  New Business=

 

A.  On motion by Alexis Normandia, duly seco= nded and upon unanimous agreement, the Board ordered the removal of the two park ben= ches at the park along Preserva= tion Drive.

 

B.  The Board unanimously approved the charge to owners of $25.00 for replacing gate opener transponders (TAGS).

 

C.  The Board revisited the For Sale s= ign policy and reviewed a draft letter by Management to be distributed to members.  The Board unanimousl= y modified the NO SIGN policy established at the prior meeting and set the following standard.

1.  All signs must be approved by the = Board as stipulated in the Declaration.

            2.  A standard For Sale Sign will be established.

3.  Existing For Sale signs by real= tors remain until expiration of the first listing period, thereafter sign must conform to the established standard

 

D.  The Board opened the meeting to co= mments from members in attendance.  I= tems of concern included a suggestion to keep informed about surrounding drainage problems, and obtaining county grants to clean Lake Thomas.
