Board of Directors Meeting

January 11, 2007=

Minutes

I.   Call to Order<= /u>

A regular meeting of the Bo= ard of Directors for the Preserve at Lake Thomas Homeowners Association, Inc. was called to order by Cris Br= andstedter on the above date at 7:02 P.M. at the First United Methodist Church, 6209 Land O’Lakes Bl= vd.

II.   Roll Call<= /b>

Quorum = Present:        &= nbsp;   Cris Brandstedter, Carl Gebelein, Bill Sprague,

        =             &nb= sp;            =      and David Wilkins

   &nbs= p;        Absent:        &= nbsp;           &nbs= p;      None

III.    Appointment of Director

        = Due to unfortunate fam= ily illness, Paul Jackson was compelled to resign as

        =    Director. The Board expressed its concern for the = Jackson family. William

        =    Hoover was appointed by the Board as Director to fill the vacant position. Mr.

        =    Hoover who was present at the meeting was appointed secretary.

IV . Minutes

On motion by Bill Sprague, = duly seconded, and upon unanimous agreement, the Board waived the reading of the minutes of the November Board meeting and approved the minutes as presented= .

V.= Reports

   &nbs= p;        A.&nb= sp; Treasurer. = The Manager presented the Treasurer’s report for the period        =             &nb= sp;

ending 12/31/06. The status of collections was revi= ewed. The Board discussed the requiremen= ts of the State and Declaration for the end of the year 2006 financial report. The report will be included in the= next newsletter.

B. Manager. The Manager updated the Board = on gate operations and general maintenance.&n= bsp; Management also presented a current deed restrictions violation list. The permit request from= SWFMD for the removal of 50% of lily pads in Glossy Ibis Lake remains pendin= g. The entrance sign and meeting notice board have been installed at the north gat= e. Tree trimming has been completed. Parking Area Maintenance and the manufact= ure of the roadway sealant have agreed to re-seal the roadways under warranty.<= span style=3D'mso-spacerun:yes'> There being found no less expensive option, the Board on motion by David Wilkins, duly seconded, approved the purchase of pedestrian gate closers from All Channel Enterprises. The cost was noted as $720.00 for = the pair. The Manager will meet w= ith select Board members on property to determine areas along ponds which should not be mowed by the Association. The Manager was required to remind Boyer Brothers to avoid cutting common areas= too short. The Manager will provi= de the President copies of service contracts.&nbs= p;

C. Website Committee. David Wilk= ins updated the Board on the website. Cris Brandstedter express= ed a priority to format minutes in full view form on the web.

D. Newsletter Committee. Bill Sprag= ue updated the Board on the upcoming newsletter publication. The target date f= or publication will be March 1, 2007. <= /span>

VI.   Unfinished Business<= /o:p>

A. The Board was updated by Cris Brandstedter and Car= l Gebelein on pending Boardwalk repairs. A bid spec has been formulated by = Cris Brandstedter and Car= l Gebelein. It is anticipated that quotes will be obtai= ned for the next meeting.

VII. New Business=

A. Cris Brandstedter present= ed a list of priorities for 2007, a copy of which will

be attach= ed to these minutes.

        =      B. The Board discussed options for publishing a neighborhood social directory.

C. The Board appointed Cris Brandstedter, Pat Sprague, and Cheryl Hoover to=

the newly= formed Welcoming Committee. The comm= ittee will compile a

welcome p= ackage.

D. A motion by C= ris Brandstedter, duly seconded, to alter the curre= nt procedure for Deed Restriction violation notices was defeated by a vote ot two (2) FOR and three (3) (Ge= belein, Sprague, Wilkins) AGAINST.

E. The ARC committee presented their recommendations. The Board, u= pon motion by David Wilkins, duly seconded, unanimously concurred with the recommendations of the committee. The Board appointed Marie Hammer and Jocelyn Harriott to the committee. The two members will recommend a t= hird candidate at the next meeting.

F. The Board opened the meeting to co= mments from members in attendance.

        =      Virginia Timberlake expressed concern over a gouge in the roadway ne= ar her        =

        =      home.

   &nbs= p;        G. Carl Gebelein= requested the Manager investigate the installation of “no

        =      through traffic” signs on Marsh Hawk and White Ibis Drives. Cris <= span class=3DSpellE>Brandstedter

            = requested the Manager contact DOT about installing “no through trucks” si= gn at

        =      the north entrance.

There being no further busi= ness to come before the Board of Directors, the meeting was adjourned at 8:02 PM.
